Future Infrastructure Developments Around Velachery - Metro, Roads & More 2026

Metro Corridor 5 is the largest future rail link near Velachery. It will run from Madhavaram to Sholinganallur. The total route is 47 km. Stations near Velachery include Adambakkam, Vanuvampet and Puzhuthivakkam.

The line will also pass through Madipakkam, Kilkattalai, Kovilambakkam, Medavakkam and Perumbakkam. It can help people reach St. Thomas Mount, Porur and Sholinganallur. It will also add a new rail route to the OMR job belt.

Work is active in 2026, but these stations are not open. Buyers should check the latest work date before making a choice. They should also check the real road route to the nearest station.

A second rail plan is being studied. CMRL has started a detailed project report for a route from Tambaram to Guindy through Velachery. The route and station list are not final. The cost and start date are also not fixed.

The Guindy–Velachery flyover is the main future road project in the area. It will start near the Sardar Patel Road and Velachery Main Road junction. It will end near Guru Nanak College on 200 Feet Road.

The flyover will be about 3 km long. Its tender value is ₹231.86 crore. The work period is set at 900 days.

The road can cut signal waits near Five Furlong Road and Phoenix Marketcity. It can also help trips towards Guindy, GST Road and the airport. Road blocks and route changes may happen while work is in progress.

Two grade separators are planned at Perungudi and SRP Tools. CMRL gave the contract in March 2026. The total cost is ₹113.80 crore.

The Perungudi ramp will help vehicles from MGR Main Road turn towards Sholinganallur. The SRP Tools ramp will help traffic from OMR turn towards Velachery–Taramani Link Road. Both works also include service roads, drains and street systems.

These junctions are busy during office hours. The new ramps can help people travelling between Velachery, TIDEL Park, Perungudi and OMR. The work period is 18 months from the start date.

A 3.2 km walking route is planned between Velachery and Taramani MRTS stations. The project cost is ₹14.44 crore. It will follow Perungudi MRTS Station Road.

The plan includes wide footpaths, safe crossings and seating. It will also give better access to people with disabilities. The route can help office staff, rail users and nearby residents.

Good upkeep will decide whether the project stays useful after it opens. The path must remain free from parked vehicles, street waste and shop extensions.

The Velachery–St. Thomas Mount MRTS link is not a future project. It opened in March 2026. Trains now connect Velachery with Puzhuthivakkam and St. Thomas Mount.

St. Thomas Mount gives access to Chennai Metro and local trains. This helps people travel towards Alandur, GST Road and other parts of Chennai. The new link also gives Velachery a stronger rail base for future growth.

Buyers should not confuse this working MRTS route with the upcoming Metro Corridor 5. Both projects serve different routes and travel needs.

Flood-control work is also important for Velachery. Parts of Velachery, Taramani and Perungudi are low-lying. Rainwater must move towards Pallikaranai Marsh without blocks.

A new culvert has been discussed along MRTS–Perungudi Link Road. It may help water flow from nearby streets. The plan is not complete, and work from several departments is still needed.

GCC is also carrying out stormwater-drain work across Chennai. Buyers must still check the exact road and site level. They should inspect the basement, entry road and past flood record. A planned drain is not the same as finished flood safety.

Prestige Parkstreet can gain from more than one new link. Corridor 5 can add Metro access near Adambakkam and Puzhuthivakkam. The Guindy–Velachery flyover can help trips towards Guindy and the airport. The OMR ramps can make travel towards TIDEL Park and Perungudi easier. The walking route can improve the last part of a trip to Taramani. The open MRTS line already gives access to St. Thomas Mount.

These links can support buyer and rental demand. They do not promise a rise in home prices. Prestige Parkstreet will also depend on its launch price, RERA status, home sizes, drainage plan and work progress.

Metro Corridor 5 may bring the widest long-term gain. It can link the Velachery side with many parts of Chennai. The Guindy–Velachery flyover may give the clearest road benefit.

The Perungudi and SRP Tools ramps will help OMR workers the most. The walking route and flood works are smaller projects. Yet, they can improve daily life close to homes and offices.

Buyers should check whether each project is open, under work, tendered or only proposed. They should also check the true travel time from the home to each link.
